Short answer: a north-facing factory is one of the best options in Vastu. Put the main gate in the middle of the north side, away from both corners, keep the north and east of the plot open and light, run heavy machines and raw material stores in the south and west, and put the transformer and DG set in the south-east.

What “north-facing” means for a factory
A factory is north-facing when the road and the main gate are on the north side of the plot. When you stand at the gate and look out at the road, you are looking north. Check this with a compass on site, away from steel gates and vehicles, because a few degrees can move the gate from one zone to the next.
Is a north-facing factory good in Vastu?
Yes. North is linked with Kubera and with cash flow, order books and new business. A road on the north also means the open side of the plot is naturally on the north, which is what Vastu prefers. Most of the work on a north-facing site is about not spoiling that advantage: owners often fill the north setback with scrap, pallets or a tall security cabin, and that is the most common problem we see.
Where to put the main gate
Divide the north side of the plot into eight equal parts and keep the main gate on the third, fourth or fifth part from the north-west corner. Avoid a gate right at the north-west end of the north side, because that part is linked with restlessness and frequent change, which shows up as staff turnover and delayed payments. If you need a second gate for trucks, keep it off the north-west end as well, and let the main gate used by the owner and staff hold the middle.
Factory layout for a north-facing plot
| Zone of the plot | Best use in a north-facing factory |
|---|---|
| North-east | Keep open and clean. Underground water tank or borewell, a small garden, or open parking for visitors. No heavy load, no toilets. |
| North | Reception, sales office, showroom or quality lab. Light structures only. |
| East | Administration and staff areas, training room, canteen seating. |
| South-east | Transformer, DG set, electrical panels, boiler, furnace, kitchen. |
| South | Heavy machine halls, raw material stores. |
| South-west | Owner or MD cabin (inside the main building), heavy stores, overhead water tank. |
| West | Production lines, workshops, tool rooms. |
| North-west | Finished goods store and dispatch bay, loading dock, security cabin. |
| Centre | Keep open or lightly used. No heavy machines or pillars where you can avoid them. |
Keep the compound wall on the north and east lower than on the south and west, and let rainwater drain towards the north-east.
Common mistakes on north-facing factories
- Scrap yards, pallets or vehicles parked permanently in the north or north-east setback.
- A tall security cabin or shed built right against the north wall, blocking the open side.
- Toilets or a septic tank in the north-east corner.
- The transformer placed near the north gate because the electricity line comes from the road.
- A raised platform or heavy ramp in the north-east for loading.
Corrections without demolition
Most of these can be fixed without breaking anything. Move scrap and stored material to the south-west or west yard. Shift the visitor and staff entry to the better part of the north side even if trucks keep using the old gate. Where the transformer has to stay near the north, screen it and add a copper strip and red marking around its base. Use green and blue tones on the north and east walls, and fit an aluminium strip at the threshold of the main gate.

Frequently asked questions
Which is the best gate position for a north-facing factory?
In the middle of the north side, on the third to fifth part from the north-west corner. Avoid the north-west end for the main gate. A separate truck gate stays off that end too.
Where should the transformer go in a north-facing factory?
In the south-east of the plot. If the supply line forces it towards the north, keep it as close to the north-west as possible and well away from the north-east.
Can the owner’s cabin be near the north gate?
The owner sits best in the south-west part of the main building, facing north or east. Sales and reception staff can sit near the north gate.
Is a north-facing factory better than an east-facing one?
Both are good. North suits trading, sales-led and finance-heavy businesses; east suits businesses that depend on reputation and leadership. The layout inside matters more than the facing.
Before you plan a north-facing factory
On a north-facing plot I check three things before anything else: that the gate does not sit at either corner of the north side, that the North stays lighter and more open than the South, and that heavy stock and machines sit back in the South-West rather than near the road. Water tanks and the sump suit the North and North-East here.
The facing is only half of it; what you manufacture decides the zone I protect first, and my industrial Vastu page explains how. Fire safety and licensing rules come before any Vastu change.
