Short answer: As a Vastu consultant for East Bangalore, I check IT-corridor apartments and gated villas in Koramangala, Indiranagar, Marathahalli, Bellandur, Sarjapur Road, KR Puram and Mahadevapura. Most sessions run online from the builder plan and a compass reading, or at my Begur studio, for ₹1,499 per flat or floor, report within 48 hours.
East Bangalore is the part of the city most people outside Karnataka picture: the Outer Ring Road, the tech parks, and gated communities that run for kilometres. Many families who reach me from this side work in IT and are in their first owned home, and some have moved back from abroad. The questions are practical and the plans usually come straight from a builder brochure.
East Bangalore, area by area
Koramangala. Its blocks hold independent houses, older apartment buildings and plenty of homes turned into offices. Owners here often run a small business from one floor and live on another, so I read the work floor and the home floor separately.
Where one floor is for work and one for living, the chart starts to matter. A Mercury-led chart often works more comfortably at a north-facing desk, while a Saturn-led one tends to settle in the west, and I check this before suggesting seating.
Indiranagar. Around 100 Feet Road and 12th Main, many old bungalows have become shops, cafes and studios, while the inner roads still have family houses. If your home shares a wall or an entrance with a commercial unit, that changes how I read the main door.
Marathahalli. Packed along the ORR with mid-size apartment blocks and a lot of rented flats. The rooms are fixed, so my suggestions are about where you sleep, where you sit to work, and the entrance.
Bellandur. The tech parks along the ORR brought large high-rise complexes around the lake. In these towers I often see the balcony and kitchen on one side and a toilet in the north-east corner of the floor plate.
Sarjapur Road. From the ORR junction outward, this road is lined with gated villa communities and big apartment projects. Villas here usually have a small garden on one or two sides, and many families add a room or a pergola on the terrace later.
KR Puram. Near the railway station and Old Madras Road you find older independent houses next to newer apartments. Plots are often irregular because the layouts grew around the old roads and the railway line.
Mahadevapura. Between the ORR and the Whitefield side, it has dense apartment complexes close to the tech parks. Many owners here bought a second flat to rent out, and ask me to check both.
Quick checks for an ORR flat or a gated villa
| Question | Flat | Villa |
|---|---|---|
| Which direction do I read? | Your own flat door | The plot and the gate |
| Where should the stove be? | South-east of the flat | South-east of the house |
| What open space matters? | Balconies on north or east | Garden on north or east |
| What often goes wrong? | Toilet in the north-east | Terrace rooms added later |
| What changes without breaking walls? | Bed, desk, colours, lights | Planting, gate area, furniture |
In the well-known villa communities I have visited in East Bangalore, buyers look at where the rooms and the staircase sit and miss the basics: where the sump and the septic tank are, where water comes into the villa and where the drainage leaves to join the main line. I check the plot and these inlets and outlets first, then the entrance and the corners, because I have seen many reports skip that step and the family never get the result they hoped for.
For gated homes, my villa Vastu page goes deeper into gardens, extra floors and gates.
If you are in the Varthur, ITPL or Kadugodi end, my Whitefield page is written for you, and if you are closer to Agara and the sectors, see my page on Vastu in HSR Layout for BDA sites.

Online, studio or a visit
Koramangala and Sarjapur Road are fairly close to my studio in Begur; Marathahalli, KR Puram and Mahadevapura are a longer drive in office hours. So most East Bangalore families start online, which needs only the plan and a compass reading at the door. If you would rather meet, come to the studio by appointment. For a large villa or a plan that does not match the built home, I can visit on request.
Nearby parts of the city: North Bangalore for Hennur and Hebbal, South Bangalore for BTM and JP Nagar, and Begur and Hosur Road for the area around my studio. For how I work across the city, see the Bangalore Vastu page; for what a home session includes, my home Vastu and residential consultant pages.
ORR homes, work-from-home desks and your chart
Many East Bangalore families work from home part of the week, so the desk is often as important as the bed. A plain reading places it by the rules. With the chart in hand, I can place it for you. Mercury is linked with the north and governs trade, writing and code. If you are a developer running Mercury mahadasha in a Bellandur flat and your desk faces the wall of a north-east toilet, shifting it towards the north is where I would start.
One flat at ₹1,499 is the easy first step from this side of the city. To have the plan and your dasha looked at in the same 45 minutes, online or at Begur, book my Astro-Vastu consultation.

Frequently Asked Questions
Our Bellandur flat has a toilet in the north-east. Do we need to move it?
Usually not. In an apartment the toilet cannot move, so I suggest corrections around it: keeping the door shut, colour, lighting and what sits on that wall. I also make sure the rest of the north-east stays light and uncluttered.
We are choosing between villas in a Sarjapur Road community. Can you compare them?
Yes. Send each villa plan with north marked and the position of the gate and garden. I tell you which plot and plan suit your family better, and what to plan inside before you start the interiors.
I live in Marathahalli and work long hours. Is an online session enough?
For a flat, yes. I need the floor plan, the compass direction at your main door and a few photos. We go through the plan on a video call at a time that fits your shift.
Do you check offices in Koramangala or Indiranagar too?
Yes. Offices, shops and studios come under my commercial service and are quoted on request, depending on the size and number of floors. If you live and work in the same building, I read both together.
