Short answer: As a Vastu consultant for Electronic City, I am close by: my studio is in Begur, about 10 km up Hosur Road, so you can meet me there, book a visit, or do the whole consultation online. What are Electronic City homes like?
Phase 1, Phase 2, Neeladri Nagar, Hebbagodi and the stretch along Hosur Road are mostly compact 1, 2 and 3 BHK flats, many of them rented by people working in the tech parks nearby. Rooms cannot move, so the advice has to work inside the flat as it is.
The area grew around the tech campuses, and the housing followed the jobs. Close to Phase 1 and Phase 2 you find smaller apartment buildings on narrow plots and paying-guest homes. Along Neeladri Road and the Hosur Road side there are large gated towers with a clubhouse and hundreds of flats. Past the toll, towards Hebbagodi, Bommasandra and Chandapura, it opens up into plotted layouts where families build their own houses.
| Home type | Where you find it | Who usually lives there | What I look at first |
|---|---|---|---|
| Compact rented flat | Near Phase 1, Phase 2, Doddathogur | Tech staff, often sharing | Bed, desk and the main door |
| Gated tower flat | Neeladri Road, Hosur Road side | Young families who bought | Kitchen, master bedroom, toilets in the north-east |
| Independent house on a plot | Hebbagodi, Chandapura, off Anekal Road | Owners building for the long term | Plot shape, road, sump and stair |
What do you check first in an Electronic City flat?
In a flat I start with the three things you use every day: where you sleep, where you sit, and how you come in. Those decide most of the result in a small home.
- The bed and the desk. With long shifts and work from home, where you sleep and where you sit matter more than anything else here. My home office Vastu guide covers the desk.
- The main door zone. In a compact flat the entrance sets the tone for every room behind it.
- Toilets in the north-east. Common in smaller layouts; I suggest corrections that need no work by the landlord.
Renting? Read Vastu for a rented house first. Buying? Use the flat-buying checklist.
How should a night-shift worker sleep as per Vastu?
Keep the same rule as everyone else: head to the south first, east as the next choice, never to the north. What changes for shift workers is darkness and quiet in the daytime, not the direction.
Many people here work US or UK hours and sleep while the sun is up. In a west-facing bedroom the afternoon sun comes straight in just when you are trying to rest. Heavy curtains on that window matter as much as the bed. If the only bedroom you can darken is the north-west one, use it for sleep, keep your head to the south, and leave the south-west room for storage and the heaviest furniture. My page on sleeping direction as per Vastu, head south or east covers the reasons.
Which flat should I pick in a gated tower on Neeladri Road or Hosur Road?
Pick by the flat, not by the tower. In these large projects the towers are often set at an angle to the road, so the same “east-facing” brochure label can hide a north-east or south-east door once you check with a compass.
When clients send me three or four options from one project, this is how I rank them.
- The main door on a good pada of its wall.
- The kitchen in the south-east, or the north-west as a second choice.
- The master bedroom in the south-west.
- No toilet in the north-east corner or in the centre.
- Balconies and open sides towards the north and east.
- The floor number last, since Vastu reads layout and direction, not numbers.

If your door turns out to be diagonal, my page on north-east facing flats and their door rules shows how I read a corner facing. The habits that go wrong in these flats are on Vastu for apartments: the common mistakes.
Does the Hosur Road flyover or a big road in front affect my flat?
It depends on the side. A heavy structure such as the elevated road, a tall building or a big wall is welcome to the south or west of your home, where Vastu wants weight. To the north or east, it blocks the side that should stay open and light.
Many flats along Hosur Road look straight onto the elevated expressway, and the lower floors in particular lose their light. If the flyover is on your north or east, I keep that side of the flat as bright as possible: light walls, sheer curtains, no tall cupboards against those windows, and good lighting on in the evenings. If it is on your south or west, it is doing the heavy side’s job, and I only deal with the noise.
| Your flat size | What decides most of the result |
|---|---|
| 1 BHK | Main door, stove and the bed |
| 2 BHK | The two bedrooms: who sleeps where, and the kitchen |
| 3 BHK | Master bedroom in the south-west, the pooja corner and the toilets |
Buying a plot in Chandapura or Hebbagodi: what should I check?
Check the paperwork and the shape separately. I look at the shape, the road and the corners; your lawyer looks at the approvals. I am not a lawyer, and this is a list of what to ask, not legal advice.
Plots towards Chandapura and Anekal are a different world from the flats. Layouts are newer and often irregular where they follow old farm boundaries, and the approval trail can come from different bodies depending on the village.
| Paper to ask about | Why it matters |
|---|---|
| Land conversion for residential use | Farm land must be converted before houses are built |
| Layout approval and the authority that gave it | Shows the layout and its roads were sanctioned |
| Khata or e-Swathu record for the plot | Confirms the plot is recorded in the seller’s name |
| Encumbrance certificate | Shows loans or claims against the land |
| RERA registration, for a new layout | Larger new layouts must be registered |
On the Vastu side, a gaumukhi plot, narrow at the road and wider at the back, suits a home. A cut at the north-east corner is the first reason I would ask you to slow down. My plot buying Vastu checklist with corners and slopes lists the rest. The Vastu check for a plot before you buy is a ₹1,499 online session.
I work in a tech park and rent near it. Is a Vastu check worth it?
Yes, if something has been bothering you, and the check costs your landlord nothing. Everything I suggest for a rented flat can be undone on the day you move out.
For a two-year rental the usual changes are small: turning the bed, moving the desk to face north or east, shifting the gas cylinder off a north-east wall, and changing what you keep in the south-west. I write them in order of importance, so if you only do three, you do the right three.
The desk deserves a word of its own here, since many people in Electronic City work from the flat two or three days a week. Sit facing north or east, with a solid wall behind you rather than a door or a window. A desk in the north or west of the flat is the most comfortable for long hours; I avoid putting it under a beam or squeezed into the south-east next to the kitchen.
Can I meet you near Electronic City?
Yes. My studio is at Evolve Work Studio on Begur Koppa Road, about 10 km up Hosur Road. Please message me first. A visit inside Electronic City or Chandapura is quoted on request.
For the rest of the city, see my Vastu consultant in Bangalore page. Closer by, there are pages for Vastu in Begur, Hulimavu and Bannerghatta Road, for HSR Layout houses and builder floors, and across the state border for Vastu consultant in Hosur. What a home session covers is on my online home Vastu consultation page. If your chart and your flat point to the same problem, ask me about Astro-Vastu.

Frequently Asked Questions
How far is Electronic City from your studio?
Close. My studio is on Begur Koppa Road, a short drive away, so a visit is easy to arrange on request, and you are welcome to come in with your plan.
I rent a flat near the tech park. Is it worth a Vastu check?
Yes, if something has been bothering you. Everything I suggest for a rented flat can be undone when you move: furniture placement, colours, lights and small items.
Can you check a 1 BHK?
Yes. A small flat has fewer rooms to move, so I work mostly with placement and colour, and the main door, kitchen and bed position decide most of the result.
The brochure says east-facing, but my compass says north-east. Which is right?
Your compass, taken at the main door. Tower drawings are often rounded to the nearest main direction, and a door that is really north-east is read by different rules.
I sleep in the day after a night shift. Does my sleeping direction change?
No. Head to the south is still best and east next. Make the room dark and quiet, which matters more for daytime sleep than anything else.
Is a plot in Chandapura good for a new house as per Vastu?
That depends on the plot, not the area. Send me the layout sketch with the road and north marked, and I will tell you how the shape and corners read before you pay the advance.
Our flat’s kitchen is in the north-east. What can we do without a renovation?
Keep that corner as light as you can: no cylinder or heavy storage there, a bright wall finish, and the stove moved towards the east side of the counter if the slab allows.
Do you check paying-guest homes or shared flats?
Yes. I read the common areas for the owner and each bedroom for the person in it, so everyone gets the bed and desk position that suits their room.
