Short answer: a south-facing factory is not bad if it is planned well. Keep the main gate in the south-east half of the south side, never in the south-west half, build the heavy sheds and stores along the south and west so they act as a buffer, and keep the north and east of the plot open.

What “south-facing” means for a factory
A factory is south-facing when the road and main gate are on the south side of the plot. Many industrial estates have rows of plots on both sides of a road, so half the units are south-facing by design. Owners often worry when they buy one; the layout decides more than the facing.
Is a south-facing factory bad in Vastu?
No, not by itself. South is linked with Mars, with effort, discipline and visibility. Problems come from a gate in the wrong part of the south side and from leaving the south open while the north is built up. Get those two right and a south-facing plant can do well.
Where to put the main gate
Divide the south side into equal parts. The part between the south-east corner and the middle is workable for the main gate. Avoid the south-west half, and especially the stretch close to the south-west corner; gates there are linked with losses, legal trouble and long-running disputes. A truck gate also belongs in the south-east half.
Factory layout for a south-facing plot
| Zone of the plot | Best use in a south-facing factory |
|---|---|
| South | Heavy machine halls and raw material stores along the road side. Build this side taller and solid. |
| South-east | Transformer, DG set, electrical panels, boiler, furnace. |
| South-west | Heaviest stores, owner or MD cabin inside the main building, overhead tank. |
| West | Production lines and workshops. |
| North-west | Finished goods and dispatch, if trucks can reach it inside the plot. |
| North | Offices, accounts, quality lab. Keep some open space here. |
| North-east | Open and clean, underground water, small garden. |
| East | Administration, staff rest areas. |
| Centre | Open or lightly used. |
The idea is simple: let the road side be the heavy, closed side, and keep the back of the plot (north and east) lighter and more open. Slope the ground and drains towards the north-east, away from the road.
Common mistakes on south-facing factories
- Main gate in the south-west half of the south side.
- A large open forecourt on the south with the factory buildings pushed to the north boundary.
- Rainwater draining towards the south gate and the road.
- Borewell or underground tank near the south gate.
Corrections without demolition
For a gate in the south-west half, the strongest fix is to open a new staff entry in the south-east half and keep the old gate for occasional use only. Where that is not possible: fit a copper strip at the threshold, use red tones at the entrance, keep the gate area well lit, and add a heavy, solid element such as a planter wall or a stone feature on the inside of the gate. Use heavy curtains or blinds on south windows of offices. Many owners also keep a Hanuman image near a south entrance; we suggest it where it fits the owner’s own beliefs.

Frequently asked questions
Is a south-facing factory good or bad in Vastu?
It is neutral. With the gate in the south-east half of the south side and heavy buildings along the road, it works well. A gate in the south-west half is the main thing to avoid.
Where should the main gate be in a south-facing factory?
Between the south-east corner and the middle of the south side. Not in the south-west half.
Where should the office be in a south-facing factory?
General offices on the north or east side of the plot, owner’s cabin in the south-west of the main building, facing north or east.
Can I buy a south-facing industrial plot?
Yes, if the plot is regular in shape and you can place the gate in the south-east half. Check the gate position and the slope before you sign.
Before you plan a south-facing factory
A south-facing plot is not bad by itself; the gate position decides most of it. I want the main gate in the south-east half of the south side, never the south-west half, a heavier, taller build along the South and West, and the open yard and parking towards the North. Fire equipment fits the South-East well on these plots, which is often an advantage.
If you want the full method, start from your product: I show how heat, liquid, design and dispatch-led units each need a different zone on my industrial Vastu page. Statutory safety requirements always override a Vastu preference.
