Short answer: As a Vastu consultant for North Bangalore, I check flats, villas and plots from Hebbal and RT Nagar up to Devanahalli. Most sessions are online from your plan and a compass reading; you can also meet me at my Begur studio. It is ₹1,499 for one flat or floor, with a written report in 48 hours.

North Bangalore has changed a great deal in the last fifteen years. The airport pulled growth up Bellary Road, Manyata Tech Park filled Hennur and Thanisandra with towers, and the older colonies near Hebbal kept their independent houses. So the plans I get from here range from a 30×40 site in RT Nagar to a villa plot past Devanahalli, and each needs a different first question.

Even two identical flats in the same tower hold different people. A north-west bedroom that suits one person can feel restless for another whose Moon is weak, so the chart sometimes decides the order of my changes.

The areas I cover in North Bangalore

Hebbal. Around the flyover and the lake you find large apartment projects next to older houses on smaller roads. In the big complexes, the tower faces one way and your flat may open another, so I always ask for the compass reading at your own front door, not the brochure arrow.

Yelahanka. The old town has independent houses on narrow plots, while Yelahanka New Town and the roads towards Bellary Road have newer flats and row houses. Older homes here have often been extended at the back or on the terrace, and I mark those additions separately on the plan.

Hennur. Hennur Road and the Hennur Bagalur Road stretch are mostly mid-size apartment complexes and some gated villa projects. Many buyers here work at Manyata and bought before possession, so I often read a builder layout before the flat is even handed over.

Thanisandra. Along Thanisandra Main Road almost every new launch is a high-rise. The usual issue I see in these flats is the kitchen and utility balcony pushed into whichever corner the floor plate allows, which sometimes puts the stove outside the south-east.

Devanahalli. Near the airport the questions are about land: plotted layouts, farm plots and villa communities. Before a site is registered I check its shape, which side the road runs on, the slope, and whether the corner cuts in the layout leave you with a clean rectangle or a wedge.

Sahakar Nagar. A settled residential area with independent houses, builder floors and a few apartment blocks. Many houses here have two or three floors with a shared staircase, so where the staircase and the sump sit affects every family in the building.

RT Nagar. One of the older parts of the north, with compact independent houses on busy, narrow streets. Plots are small, the main door often opens straight onto the road, and I usually work with placement and colour rather than any structural change.

What I most often see in North Bangalore homes

Home typeWhere you find itWhat I check first
Open plot or farm plotDevanahalli, beyond YelahankaShape, road side, slope towards north or east
Gated villaHennur, Devanahalli sideGarden side, later extensions, gate position
High-rise flatThanisandra, Hebbal, HennurFlat entrance, stove zone, toilet in north-east
Older independent houseRT Nagar, Sahakar Nagar, old YelahankaStaircase, sump, terrace rooms added later

A sportsman who runs his own coaching academy moved into his family’s ancestral house in North Bangalore after his marriage, and his wife never felt at ease there. On my visit the entrance and the placement of the pooja room stood out; I corrected the entrance without breaking it and moved the pooja to the right zone, and at our follow-up they told me things were better and improving every day.

For flats and houses already built, my approach is the same as on my home Vastu page: start with what can move without breaking a wall. For villas, the villa Vastu guide covers gardens, extra floors and the gate.

If you are still choosing land on the airport side, read the plot-buying checklist before you pay an advance.

Online, at my studio, or on site

My studio is in Begur, at the other end of the city, so most North Bangalore families do the whole session online from the plan and a compass reading. That works well for flats. For a plot or a large villa, a site visit is often worth it, and I quote it on request depending on distance and size. If you prefer to sit across the table, you are welcome at the studio by appointment.

Parts of the city nearer you may also have their own page: see East Bangalore for Koramangala, Marathahalli and the ORR, and West Bangalore for Yeshwanthpur, Malleshwaram and Peenya.

North Bangalore homes and plots read with the owner’s chart

A home reading for a Thanisandra flat or a Devanahalli plot tells you what each zone holds. Your chart adds which zones you personally depend on right now. Many airport-side buyers are choosing land during a big change, a new job or a marriage. If the buyer is in a Sun period and the plot’s east side is shut in by a taller building next door, I weigh that more heavily than I would for someone running a different dasha.

Start with the ₹1,499 home or plot session if that is all you need. For the plan and your birth details in one consultation, before you register the site or book the flat, see Astro-Vastu, online or at my Begur studio.

Frequently Asked Questions

Can you check a plot near Devanahalli before I buy it?

Yes. Send me the layout plan with north marked, the plot number and photos of the road side. I check the shape, the road, the slope and the neighbouring plots, and tell you plainly whether it suits you before you pay the advance. A site visit can be added on request.

Do you visit homes in Hebbal, Yelahanka or Hennur?

Yes, on request. Because these areas are a long drive from Begur, the visit is quoted on distance and the size of the home. For most flats an online session gives me everything I need, so families usually start there.

My Thanisandra flat is still under construction. Is it too early for Vastu?

No, it is a good time. From the builder plan I can tell you where the bed, stove, pooja shelf and desk should go, and which interior choices to make before possession, so nothing needs redoing later.

Is the fee different for North Bangalore?

No. A home session is ₹1,499 for one flat or one floor wherever you live in Bengaluru, online or at my studio. Only site visits, commercial spaces and larger projects are quoted separately.
