Short answer: For Vastu in South Bangalore, I check older independent houses, rebuilds and new apartments across Jayanagar, JP Nagar, BTM, Banashankari, Basavanagudi, Kanakapura Road and Bannerghatta Road. You can meet me at my Begur studio or consult online. It costs ₹1,499 for one flat or floor, with a written report in 48 hours.
My studio is in South Bangalore, so a lot of my in-person sessions come from here. It is also the part of the city where old and new sit closest together: a house built decades ago in Basavanagudi, and a few kilometres away a tall tower going up on Kanakapura Road. The Vastu work is different for each, and this page explains how I approach both.
The South Bangalore areas I see most
Jayanagar. Planned in blocks with wide roads and regular sites, Jayanagar has many independent houses that are now being pulled down and rebuilt as three or four floors, often one for the owner and the rest for family or tenants. A rebuild is the best moment for Vastu, because the staircase, sump and kitchen can still be placed well.
A rebuild also raises the question of who gets which floor. Two generations under one roof rarely run the same planetary period, and the room that suits a parent in Saturn’s years may not suit a son or daughter in Venus’s.
JP Nagar. Spread across several phases, JP Nagar mixes independent houses, builder floors and apartment complexes. I see a lot of first-floor and second-floor owners here asking about their own floor only, which I read as a separate home.
BTM Layout. Dense, close to Silk Board, with many rented flats and paying-guest buildings. Most clients here are tenants, so I keep every suggestion reversible: bed and desk position, lights, colours and small items the landlord will not mind.
Banashankari. Its stages hold a large stock of older independent houses, many with a portion let out. A common pattern is the owner living on the ground floor with a tenant above, and the question of which floor the main entrance and the staircase favour.
Basavanagudi. One of the oldest parts of the city, near Gandhi Bazaar and the Bull Temple. The houses here often have a central open space, a deep plot and rooms added over generations. I respect what is already there and look for small corrections before any change in structure.
Kanakapura Road. The stretch towards the outer edge of the city has filled with new apartment projects, many near the metro. Buyers here often choose from several units in the same tower, which is the right time to compare plans side by side.
Bannerghatta Road. Long and busy, lined with apartment complexes from the Dairy Circle end towards Hulimavu and beyond. In these flats, the kitchen and the toilets are fixed by the builder, so most of my work is on the bedroom, the entrance and the work desk.
Old house or new flat: what I look at first
- Older independent house: the plot shape, road side, the central space, and any rooms added on the terrace or at the back.
- House being rebuilt: staircase, sump, overhead tank, kitchen and master bedroom, planned on the drawing before work begins.
- Builder floor: your own entrance and the shared staircase, read for your floor alone.
- New apartment: the flat door direction, the stove zone, and whether a toilet sits in the north-east.
- Rented flat: only changes you can undo when you move out.
In the new apartments I see across South Bangalore, the builder calls a flat east facing or west facing, but Vastu reads the entrance far more finely: an east entrance can be fine while one that has slipped into the south-east is not, and the same is true of west and south-west. So before you pay even the token amount, have the exact entrance checked, because the entrance shapes the house more than anything else.
If you are rebuilding, my plot Vastu consultation covers the plan before the drawings are final. For a new flat, start with the flat-buying checklist.
Everyday room corrections are on my Vastu for home page. The full service is described under residential Vastu.
Meet me at the Begur studio
From most of South Bangalore, my studio at Evolve Work Studio on Begur Koppa Road is a manageable drive, so many families here bring their plan in person. Please message me before you come so I keep the slot. Online works just as well if traffic is the problem. For a rebuild or a large house, a site visit can be arranged on request.
Neighbouring areas have their own pages: my Begur and Hosur Road page covers the streets around the studio, East Bangalore covers Koramangala and Sarjapur Road, and West Bangalore covers Vijayanagar, RR Nagar and Mysore Road. For the city as a whole, see Vastu consultation in Bangalore.
Jayanagar to JP Nagar: matching rooms to the people in them
In older South Bangalore homes, rooms are often handed down rather than chosen. A plan reading tells me which corner holds what. The chart of the person using each room tells me whether it fits the years ahead. The Moon is linked with the north-west. Picture a grandmother in a Moon period sleeping in a dark north-west room of a Basavanagudi house: a brighter room, or better light in that corner, is what I would suggest before any other change.
The ₹1,499 session for one floor is a simple first step. If you want each family member’s chart placed on the plan, especially before a rebuild, bring the birth details to an Astro-Vastu session at the studio.
Book a South Bangalore consultation
The fee is ₹1,499 for one flat or one floor, a 45-minute session with me, at the studio or online. Site visits, rebuild planning across several floors and commercial spaces are quoted on request. You get my written report within 48 hours. Pick a time that suits you.
Frequently Asked Questions
We are rebuilding our old Jayanagar house. When should Vastu come in?
Before the architect finalises the drawings. At that stage the staircase, sump, overhead tank, kitchen and master bedroom can all be placed well without later rework. Once the slab is cast, I can still help, but the options narrow.
I live on the first floor of a builder floor in JP Nagar. Can you check only my floor?
Yes. I read your floor as its own home, from your entrance inward, and the fee is ₹1,499 for that one floor. The shared staircase and the plot are noted, but the advice is for the rooms you use.
Which Kanakapura Road flat should I pick from the units on offer?
Send me the plans of each unit you are considering with north marked. I compare the entrance, the stove position, toilets and the master bedroom, and tell you which one sits best for your family before you pay the booking amount.
Can I bring my plan to your studio from Basavanagudi or Banashankari?
Yes. The studio is on Begur Koppa Road and works by appointment, so message me on WhatsApp first. Bring a printed or digital plan and the compass direction of your main door.
