Short answer: For Vastu in West Bangalore, I check heritage houses in Malleshwaram, rebuilt homes in Rajajinagar and Vijayanagar, plots in RR Nagar and Kengeri, flats on Mysore Road and Yeshwanthpur, and Peenya factories. Homes cost ₹1,499 per flat or floor, online or at my Begur studio; factories and site visits are quoted on request.
West Bangalore holds some of the oldest homes in the city and one of its biggest industrial belts. Within a short drive you go from tree-lined Malleshwaram streets with houses that have stood for generations, to the sheds and workshops of Peenya, to new apartments along Mysore Road. I get three kinds of requests from this side: heritage homes, family rebuilds and factory units.
West Bangalore areas and the homes in them
Rajajinagar. Laid out in blocks, with many independent houses on regular sites and a good number of them rebuilt into multi-floor homes. Corner plots are common, which means two road sides, and I check which one carries the main gate.
Malleshwaram. Around Sampige Road and Margosa Road you still see old bungalows with deep plots, verandahs and rooms added over the years. In these homes I work carefully with what exists, because the family often does not want to touch the original structure.
Vijayanagar. Mostly independent houses and builder floors on busy residential roads, with apartments coming up near the metro. Many families here live on one floor and let the others, so each floor gets its own reading.
RR Nagar. Rajarajeshwari Nagar has a mix of independent houses, villas and apartment projects off Mysore Road, much of it fairly recent. Sloping land is not unusual here, and slope matters to how a plot is read.
Kengeri. The satellite town and the newer layouts around it are where many families buy their first plot or independent house. I often see plans at the stage before construction, which is the best time to get the staircase and kitchen right.
Mysore Road. The stretch past the city edge has filled with apartment complexes and plotted developments. The usual issue in these flats is a kitchen placed wherever the floor plate allows, and in plots, a road side that is not the one the layout brochure suggests.
Yeshwanthpur. Close to the railway station and Tumkur Road, it mixes older housing with large apartment projects. For flats here I check the door direction of the unit itself, not the direction of the tower.
Peenya. Peenya Industrial Area is full of small and mid-size factories, workshops and warehouses. Owners ask me about the gate, where heavy machines and the boiler or electrical room sit, and how raw material and finished goods move through the unit.
Owners sometimes ask why a shed layout that suits the neighbouring unit feels wrong in their own. Part of the answer is often the owner’s chart: a south-side workshop can feel busy and productive in one owner’s Mars period and strained in another’s.
Heritage house, rebuild or factory: my first checks
| Property | Common in | First things I look at |
|---|---|---|
| Old bungalow | Malleshwaram | Central space, verandah, later additions |
| Rebuilt multi-floor house | Rajajinagar, Vijayanagar | Staircase, sump, owner floor, corner plot gate |
| Plot or new house | Kengeri, RR Nagar | Slope, shape, road side, kitchen and stairs |
| Apartment | Mysore Road, Yeshwanthpur | Unit door, stove zone, north-east toilet |
| Factory or workshop | Peenya | Gate, machines, storage and dispatch flow |
In the West Bangalore homes I visit, the mistake I see most is the pooja placed in the wrong zone, which families treat as normal. In one house the pooja sat in the south, and the family had been going through an unsettled stretch. We moved the pooja to the right zone without any building work, and they tell me things have been better since.
For the factories, my industrial Vastu service explains what an assessment covers. For homes, the home Vastu page lists the simple corrections I start with.
My residential consultation describes the room-by-room session in full.
Online, studio or on site
My studio is in Begur, in the south-east, so West Bangalore clients mostly work with me online for flats and floors. For an older home with an unclear plan, a rebuild or a Peenya unit, a site visit is usually worth it and is quoted on request. You can also meet me at the studio by appointment if you prefer.
Other parts of the city: North Bangalore for Hebbal, Yelahanka and RT Nagar, and South Bangalore for Basavanagudi, Banashankari and Jayanagar.

West Bangalore factories and homes, with the owner’s chart in hand
An industrial or home reading here gives me the layout. The owner’s chart tells me which part of the unit or house carries the most weight for them in this period. Mars is linked with the south and with machines, fire and engineering. For a Peenya owner running Mars mahadasha, I would look closely at the south of the shed: is the heavy machinery there, or is it a loading bay full of scrap? That is usually where the plan and the chart meet.
The ₹1,499 home session, or the industrial assessment quoted on request, is a fine place to begin. If you would like the premises studied alongside your dasha, I offer Astro-Vastu consultations across West Bangalore.

Frequently Asked Questions
Can you suggest Vastu corrections for an old Malleshwaram house without changing its structure?
Yes, that is how I prefer to work. In older homes I start with room use, furniture, colour, lighting and the entrance area. Structural changes come up only if the family is already planning repairs or a rebuild.
Do you do Vastu for factories in Peenya Industrial Area?
Yes. I look at the gate, the machinery, boiler and electrical room, storage and the flow of material in and out, alongside the owner’s chart where it helps. Industrial work is quoted on request based on size, and a site visit is usually part of it.
We bought a plot in Kengeri. What should we send you?
The layout plan with north marked, the plot dimensions, which side the road is on and a few photos showing the slope. I check it first, then help plan the house before the drawings are final.
Is an online session enough for a Rajajinagar corner house?
Often it is, if the plan is accurate and you can take a compass reading at the gate and main door. For an older house where rooms have been added and the plan is out of date, I suggest a visit.
