Sample DTCP-approved layout in Hosur showing 30x40 plots on north and east roads, the open space reserve and how each plot faces

Short answer: For Vastu in Hosur, I come in person from my studio in Begur, about 30 km up the highway, or we work online from your plan and a compass reading. Most of my Hosur work is DTCP-approved plots and new houses, TNHB layout homes, villas, and units in the SIPCOT industrial estates. A home session is ₹1,499 per floor, with a written report in 48 hours.

What kind of homes and properties are there in Hosur?

Hosur is a Tamil Nadu town on the Karnataka border, but much of its housing is bought by people who work on either side of it. Plots and independent houses are far more common here than in Electronic City, a few kilometres away across the border.

The town grew around its factories. Two-wheeler, truck, watch and auto-parts plants in the SIPCOT estates brought steady jobs, and the housing came with them: older Tamil Nadu Housing Board layouts close to the town, private layouts on the Bagalur Road, Rayakottai Road and Denkanikottai Road sides, and newer gated villa projects towards Mathigiri and Zuzuvadi near the border. Many buyers are Bengaluru families who found a plot here at a price they could not get in the city.

How do I check a DTCP plot in Hosur for Vastu?

Start with the layout drawing, find your plot on it, and check four things: the road side, the shape, the corners and the slope. A plot that passes all four is easy to build on well.

DTCP layouts in Tamil Nadu are drawn on a grid with roads, plots and a reserved open space for a park. That makes most plots regular rectangles, which helps. The plots that need care are at the edges of the layout, where the boundary follows the old land, and at road bends.

A sample DTCP layout of the kind sold around Hosur. The plots on the north and east roads are the easiest to plan; the corner plot by the bend needs a closer look.
  1. Find north on the layout drawing, then check it with a compass on the site, since printed layouts are sometimes rotated.
  2. Note which side the road is on. That is your facing.
  3. Check the shape. A rectangle or square is best; a gaumukhi plot, narrow at the front and wider behind, also suits a home.
  4. Walk the corners. A cut at the north-east is the one that worries me most.
  5. Look at the slope. Ground that falls towards the north or east is what you want.
  6. See where the park and the bigger roads sit. Open space to the north or east of your plot helps.

Hosur plots are sold in square feet and in cents, where one cent is about 435.6 sq ft. A 30×40 plot is 1,200 sq ft, about 2.75 cents. My checklist for buying a plot as per Vastu has the full list. Once the land is yours, Vastu during house construction follows the building stage by stage.

How should I plan a house on a 30×40 plot in Hosur?

Put each room in its zone on paper before the drawing goes for approval. On a north-facing 30×40 plot, a good plan usually looks like this.

Room or itemWhere it goesNote
Main doorNorth wall, Mukhya, Bhallata or Soma (N3 to N5)The middle of the north wall
Sump and borewellNorth-eastDig here first
KitchenSouth-eastNorth-west if the south-east is not possible
Master bedroomSouth-westThe heaviest room in the house
StaircaseSouth or westClimbing clockwise
PoojaNorth-eastAway from any toilet wall
ToiletsWest, north-west or the south sideNever north-east or centre
Overhead tankSouth-west of the roofRaised above the slab

What papers should I ask about before buying land in Hosur?

Ask your lawyer about the approval, the title and the records in Tamil Nadu’s system, which is not the same as Karnataka’s. I check the Vastu; I am not a lawyer, and this is a list of what to ask about, not legal advice.

PaperWhat it tells you
DTCP or local planning approval numberThe layout was sanctioned, with its roads and open space
Patta and chittaThe land record in the owner’s name
Encumbrance certificateLoans or claims registered against the land
TNRERA registration, for a new layout or projectThe project is registered with the Tamil Nadu regulator
Building plan approval, for a houseYour house plan is sanctioned before you build

If a layout was approved under a regularisation scheme rather than at the start, ask your lawyer what that means for your plot.

Can an older TNHB house in Hosur be corrected without breaking walls?

Yes. Most housing board homes have had rooms added over the years, and the corrections come from how each room is used, not from demolition.

The usual pattern I see in older layout homes is a kitchen extended into the back yard, a toilet added outside on whichever side had space, and a room built on the terrace for a grown son. Each of these changes the shape. I mark the original house and every addition on the plan, read the zones again, and then decide which room should do what. My page on Vastu remedies without breaking walls shows the kind of changes I mean.

Is a villa project near the Hosur border a good Vastu buy?

It can be, but judge the villa and its plot, not the project. Gated villa layouts towards Mathigiri, Zuzuvadi and the Attibele side sell on space and price, and the plots inside one project can vary a great deal.

Ask for the master layout with north marked and your own villa’s plan. Check which side the garden falls on: north or east is what you want. See whether the villa sits on a road that ends at its gate, and whether a corner was trimmed for the layout road. If you are choosing between three villas in one project, one call is usually enough to rank them. My guide to villa Vastu, from the gate to the terrace covers what to plan inside once you have the keys.

My family follows Manaiyadi Sasthiram. Does your advice clash with it?

Usually not. Manaiyadi, the Tamil tradition that judges room sizes by length in feet, works on measurements. I work on directions, zones and door padas. A room can have a good Manaiyadi size and still sit in the right zone.

When a family wants both, I place the rooms by zone first, then they adjust the sizes with their own practitioner. I do not calculate Manaiyadi measures myself, and I say so plainly.

Do you do Vastu for factories and sheds in SIPCOT Hosur?

Yes. Industrial work is quoted on request after I see the site plan. In a factory I start with the gate, the flow of raw material to finished goods, the owner’s cabin and the cash, then the heavy machines and the transformer.

Heavy machines belong in the south and west of the shed, and the transformer and furnaces in the south-east. Finished goods move out from the north-west, and the north-east stays clear. The full approach is on my industrial Vastu consultant page. Practical detail is in industrial shed Vastu: roof, machines and expansion.

Do you come to Hosur in person?

Yes. Hosur is about 30 km from my studio in Begur on the Hosur Road, so a site visit is practical, and it is quoted on request. For a single flat or a house with a clear plan, an online session works just as well.

An empty plot is where a visit helps most, because I want to see the slope, the neighbours and the road with my own eyes. You are also welcome to meet me at the studio in Begur with the layout drawing. Sessions are in English, Hindi or Bengali; if Tamil is easier for an older family member, a younger one can join and translate. What a home session covers is on my online Vastu consultation for your home page.

On the Bengaluru side of the border, see Electronic City flats and Chandapura plots, Begur and Hosur Road, near my studio and my Vastu consultant in Bangalore page for the whole city. For other Tamil Nadu cities, there are pages for Chennai and Coimbatore.

What do clients say after a session?

“Their solutions are simple yet highly effective, without requiring any changes to the internal structure.”

Frequently Asked Questions

Is a DTCP-approved plot in Hosur good for Vastu?

The approval is about the law, not Vastu. A DTCP plot is usually a regular shape on a planned road, which helps, but the facing, corners and slope still have to be checked plot by plot.

Which facing plot should I buy in a Hosur layout?

East and north are the easiest to plan, but a south or west plot with the door on its good pada is fine. Choose the plot with the cleanest shape and corners first.

Is a corner plot in a Hosur layout good?

A north-east corner plot, with roads on the north and east, is the one most people want. A south-west corner plot needs more care, with a solid boundary and the heaviest rooms on that side.

How many cents is a 30×40 plot?

About 2.75 cents, since one cent is about 435.6 sq ft.

Can you check a house plan before I apply for building approval in Hosur?

Yes, and it is the best time. Send me the drawing and I will mark the sump, stair, kitchen, bedrooms and pooja before it is submitted.

Do you visit SIPCOT factories in Hosur?

Yes. Factory visits are quoted on request after I see the site plan and the area.

Can you do the session in Tamil?

My sessions are in English, Hindi or Bengali. Many Hosur families have a member who joins and translates for the elders, and that works well.
