Short answer: Vastu for a villa starts with the plot inside the layout: a north or east road, open space on the north and east, no road ending straight at your gate, and a regular shape with no north-east cut. Inside: master bedroom in the south-west, kitchen in the south-east and stairs on the south or west.
Villa buyers in Bengaluru usually come to me at one of two moments. Either the developer has released a phase and they have three days to choose a plot from the layout map, or the villa is built and they want to know how to use its two or three floors. Both can be read online from the layout and the plans. This page covers what I look at in each case, with the gated projects along Sarjapur Road and around Devanahalli in mind.
Picking your plot on the layout map
In a gated community you do not choose the land, you choose a position on someone else’s grid. The layout map tells me more than the villa brochure, because the villa design is often the same across many plots while the plot positions are all different.
| Check on the layout | Better | Think twice |
|---|---|---|
| Internal road | On the north or east of the plot | Only on the south or west, unless the gate sits in the right half |
| Road ending at your plot (T-junction) | None | A road running straight into the gate from the south, west or south-west |
| Corner plots | North-east corner, roads on north and east | South-west corner, roads on south and west |
| Park or open space next door | On the north or east side | A tall clubhouse or water tank block on the north or east |
| Plot shape | Square or rectangle | A cut in the north-east, or a wedge widening towards the south-west |
| Ground level | Slightly higher on the south and west | Land falling towards the south or west |
Large layouts on the Devanahalli side are often on open, gently sloping land, so the slope check matters more there. On Sarjapur Road the plots are tighter and the bigger question is usually which side the internal road runs and what stands on the plot next door. Row villas and twin villas
Many projects sell villas that share a wall with the neighbour. Here the shared wall decides a lot. A shared wall on the south or west is better than one on the north or east, because your open side then falls on the north or east. An end unit with open land on the north or east is usually the pick of the row. A middle unit with its only open sides on the south and west takes more correction inside.
Plot choice has a personal side too. Each side of a villa is tied to a planet, so an end unit open to the east may suit one buyer’s chart well, while another buyer gains more from a strong, closed south-west.
Inside the villa, floor by floor
- Ground floor: living and dining towards the north and east, kitchen in the south-east, a guest room in the north-west, and the pooja room in the north-east if the design allows it.
- First floor: the master bedroom for the head of the family in the south-west of the upper floor. Children’s rooms in the west or north-west.
- Terrace: the overhead tank and any solar heater on the south-west part of the roof. Keep the north-east of the terrace open; avoid building a store room or gym there.
Stairs are where villas go wrong most often. A staircase in the south, west or south-west is good, climbing clockwise as you go up. A staircase in the north-east or in the centre of the house is the one I most often flag in villa plans. My staircase Vastu guide explains the turns and what to do with the space below.
The things owners add later
A villa rarely stays as handed over. A deck goes up in the garden, a car shed comes in, a room is added on the terrace, a sump is dug. Each of these can change the shape of the built area. A covered extension in the north-east or a new room on the north-east of the terrace can undo a good plan, while the same addition on the south-west is usually fine. Before you add anything, mark it on the plan and check the zone first.
Which part of the city?
For villas along Sarjapur Road, Varthur and Bellandur, my page on Vastu in East Bangalore covers the area, and Whitefield has its own page for the large complexes there. For layouts near the airport, see North Bangalore.
For villa plots in Dommasandra and Sarjapur town, see Vastu for Sarjapur Road villa plots.
Matching the plot to the buyer, not just the layout
A layout check ranks the plots on the map by slope, road and shape. When I add the birth chart of the person buying, usually the main earning member, I can tell which of two equally good plots suits that person better, and which rooms to plan with extra care.
Say the buyer is entering a Saturn period. Saturn governs the west, so a plot where the west is heavy, closed and well built usually serves better than one with a garden lying open on that side. Starting with the ₹1,499 per floor reading is perfectly fine. If the decision is big and the timing matters, my combined chart and Vastu reading for villa buyers covers both in one session.
How a villa reading works
Send me the layout map with your shortlisted plots marked, or the floor plans of the villa with north shown. I charge ₹1,499 per floor for a 45-minute session online or at my Begur studio, so a ground-plus-one villa is two floors. A site visit to the villa is quoted on request. The written report reaches you within 48 hours. Book your villa reading here, or read about my wider Vastu consultation across Bangalore.
Frequently Asked Questions
Which facing plot is best in a gated villa community?
North and east facing plots are the easiest to plan, because the road and open space fall on the right sides. A south or west facing plot can still work well if the gate and main door sit in the right half of that side. Do not reject a plot on facing alone.
Is a corner villa plot good as per Vastu?
A corner with roads on the north and east is one of the best positions in a layout. A south-west corner, with roads on the south and west, is the hardest. The other two corners depend on where the gate goes. Corner plots also pay more, so check this before paying the premium.
Can you compare two or three plots in a layout before we book?
Yes. Send the layout map with the plot numbers and the north arrow marked. I compare the plots on road side, neighbours, shape and slope, and tell you which one I would pick and why, before you pay the booking amount.
Our villa has the staircase in the north-east. What can we do?
Demolition is rarely needed. Keep the space under and around the stairs clean and light, nothing heavy stored there, and balance the south-west with weight and height. The exact correction depends on the turns and where the stairs land, so I mark it on your plan.
Do developer villas in Bangalore follow Vastu already?
Many projects advertise Vastu compliance, and the basic villa design often is fine. The gaps usually come from the plot position, the direction a particular unit faces, and the changes owners make later. That is why I read your plot and your plan, not the brochure.
