Short answer: A north-east facing house is the facing most buyers ask me for, and it can be very good, but only if the front stays light and open. Put the main door towards the north or east end of the front wall. The real risks are a toilet, a staircase or anything heavy on the north-east front.
Why everyone asks for north-east facing
Ask a broker in any Indian city which facing sells fastest, and you will hear north-east. The reason is real. In Vastu the north-east is Ishanya, the zone of water, prayer and clear thinking, and on a north-east facing plot that zone is the whole front of the house. The open setback, the gate and the morning light all fall on the side Vastu most wants open.
But the label is not the house. A north-east facing home can need more correction than an ordinary south-facing one when the builder fills the best side with the wrong things. A good facing gives you a head start; it does not finish the job.
There is a second layer buyers rarely hear about. The north-east is Jupiter’s corner, so the same bright front that suits one family can feel quite different to a person whose chart has Jupiter weak or under strain.
Reading the plot
Stand at the door and take a compass reading looking out. Near 45 degrees means north-east. On such a plot the corners point north, east, south and west, and each side faces a diagonal: the front is north-east, the back is south-west, and the side walls face north-west and south-east. That makes the master bedroom zone the whole back of the house, which suits a family who want quiet sleeping rooms away from the road.
Where the main door goes
The front wall runs between the north corner and the east corner. The door works best a little towards either end, so that, seen from the centre of the house, it opens from the north or from the east. Both are good. The north end is read the way I read a door on a north-facing house, the east end the way I read one on an east-facing house.
I avoid a door squeezed right into the middle of the front, pointing exactly north-east. It sounds ideal, but this zone wants to stay open and calm, and a busy main door with shoes, deliveries and a security grill takes that away. My main door guide shows how I mark the wall.
What can still go wrong
| Problem on the north-east front | Why it hurts | What I usually suggest |
|---|---|---|
| Toilet | Waste in the zone of water and prayer | Keep it shut and dry, use light blue tones, and plan to convert it when you renovate |
| Staircase | Weight and climbing in the zone that should be lightest | Move storage off it, keep it bright; in a new build, shift it to the south-west side |
| Overhead tank above the front | Heaviest load over the lightest zone | Move the tank to the south-west side of the terrace |
| Car porch with a heavy roof | Concrete mass in front of the main zone | Use a light, open canopy instead |
| High compound wall or security cabin | Blocks the openness that makes this facing good | Keep the front wall lower than the back |
The toilet and the staircase are the two I see most. For toilets in difficult zones, see my toilet Vastu page; for stairs, the staircase guide.
North-east facing flats
In an apartment, “north-east facing” in the brochure almost always describes the balcony or the main view, not your door. So I read the flat from its own entrance and from the centre of the flat, not from the tower. Two things come up often. First, the bathroom stack of many towers runs up the corner of the flat, and that corner can be the north-east. Second, buyers put a tall wardrobe or a large aquarium on the north-east balcony wall. The aquarium is not a problem there, the wardrobe is.
Many tower flats on diagonal roads end up north-east facing; I explain why on my Sarjapur Road angled tower page.
Checklist before you pay the advance
- Compass reading near 45 degrees from the door, taken yourself.
- Door towards the north or east end of the front.
- No toilet, staircase or overhead tank on the north-east side.
- Front wall and gate lower and lighter than the back.
- Master bedroom on the south-west side, at the back.
Your chart and a north-east front
A Vastu reading tells you whether the north-east front is open, clean and light. What it cannot tell you is how much that corner matters to you in particular. Jupiter governs the north-east, and when I look at your birth chart beside the plan, I can see whether Jupiter is strong, weak or about to begin its dasha. A buyer entering Jupiter mahadasha, for instance, usually draws more from a spotless north-east, while someone with a troubled Jupiter may need that zone handled with extra care.
If you are only checking a plan before the advance, the ₹1,499 Vastu reading is the easy first step. If you want to know how this house will suit your own years ahead, look at my Astro-Vastu consultation for buyers, where I study the chart and the plan side by side.
If the plan passes the five checks in the list above, it is likely to be a good home. If it fails one, it may still be a good home with the right changes. I read plans online or at my Begur studio for ₹1,499 per floor or flat, and send the written report within 48 hours. Book your consultation, or see my Bangalore Vastu consultation page.
Frequently Asked Questions
Is a north-east facing house the best in Vastu?
It starts with an advantage, because the open front falls in the zone of water and prayer. Whether it is the best depends on what sits on that front. A toilet, staircase or heavy structure there can undo the benefit.
Which part of the front wall is best for the main door in a north-east facing house?
A little towards the north end or the east end, so the door opens from the north or east of the house centre. I avoid a door placed exactly in the middle of the front.
Can a north-east facing house have a staircase in the front?
I avoid it. The north-east should be the lightest part of the house. If one is already there, keep it uncluttered and bright, and in a new build place it on the south-west side.
Is a north-east facing flat good?
Often, yes. But in flats the brochure facing usually means the balcony. Read the flat from its own door and centre, and check the north-east corner of the flat for a toilet.
Where should the master bedroom be in a north-east facing house?
At the back, which faces south-west. It is the quietest side, away from the road and the gate, and the zone Vastu keeps for the head of the family. Put the heaviest wardrobes on the same side.
