From JP Nagar to my studio
JP Nagar is one of my nearest neighbourhoods. From the later phases, the usual way is down Bannerghatta Road towards Hulimavu and then across to Begur. From the 1st and 2nd phases you can also cut through Bilekahalli. My studio is at Evolve Work Studio on Begur Koppa Road. A neighbourhood of two generations
JP Nagar has the older independent houses near Ragigudda and the 2nd phase, where families have lived for decades, and the newer apartment blocks towards the 7th, 8th and 9th phases where young couples have moved in. The questions I hear reflect both. Parents ask about a son’s or daughter’s marriage. Their children, often working in Electronic City or on Bannerghatta Road, ask about a job switch or whether to buy their own flat.

Booking the flat, registering it, moving in
In the newer phases of JP Nagar, and in the projects coming up along Kanakapura Road, buying a flat comes in stages. There is the booking amount, the loan sanction, the registration at the sub-registrar’s office, and months or even years later, the griha pravesh. Each is a date someone has to pick, and the builder usually picks the first one for you.
I look at the chart of the person buying, or both spouses if the flat is in joint names, each read as its own session. The 4th house shows property and home, the 2nd and 11th show money flowing out and in, and the running dasha shows whether the coming year supports a large commitment. If the booking date is fixed, I focus on the registration and the move.
