Short answer: Vastu for flat and apartment living is read from your flat’s own centre and its own front door, not the tower. You cannot move the main door, kitchen or toilets, but you can choose who sleeps where, turn the bed and desk, clear the north-east and keep the centre open. The layout matters far more than the floor number.

How does Vastu Shastra apply to a flat?
Vastu applies to a flat in full; it just applies to the flat itself rather than to the plot. The builder has already fixed the facing, the main door and where the kitchen and toilets go, so the work moves to how you use what is there.
I read an apartment from its own centre, not the centre of the tower. I take the compass reading inside the flat, lay the 16-zone grid over your unit and treat every wall of it as your boundary. The gate, the lift and the tower shape come second to what happens inside your own four walls.
This is also why identical flats stacked in one tower rarely feel identical to the families living in them. Same plan, same facing, different people: each person’s chart leans on its own set of directions, and that changes which corner of the flat matters most.
Is a flat’s facing the building’s facing or the main door’s?
A flat faces the direction you look in when you step out of your own front door. Not the tower gate, not the road and not the balcony.
That surprises people, because the brochure usually names the tower’s facing. In a tower with a corridor down the middle, the flats on one side open east and those on the other open west, though they share one gate. Each set gets its own reading.

To get the degree, take a phone compass reading one step inside your door, looking out, away from the steel frame and the meter board. My Vastu compass steps for finding a flat’s direction walk you through it.
Which facing flat is best as per Vastu?
Every facing can work; what decides it is where the door sits along that wall. The table gives the door stretch I look for in each of the 8 facings, and the one thing I check first.
| Flat facing | Door position I look for | What works in your favour | What I check first |
|---|---|---|---|
| North | Mukhya, Bhallata or Soma (N3 to N5), the middle of the wall | Kubera’s side; work and money | A shoe cabinet or store blocking the north-east of the foyer |
| North-east | A little in from the north or the east end of the front wall | The bright, open side is the front | Toilet or heavy storage on the front |
| East | Jayanta or Indra (E3, E4); Surya or Satya next | Morning sun through the front rooms | Whether it is really south-east |
| South-east | Towards the east end of the front wall | Kitchen sits naturally on the front | Bedroom or water on the front side |
| South | Vitatha or Grihakshata (S3, S4) | Solid front suits heavy rooms | A door in the south-west half |
| South-west | Towards the west or the south end, off the middle | Master bedroom can take the front | Front left open and light |
| West | Sugriva or Pushpadanta (W3, W4); Varuna next | Steady gains over time | Whether it is really south-west |
| North-west | Towards the north end, the west end second | Good for people who travel or sell | Nothing heavy holding the south-west |
The full pada tables are on each facing page: east facing flat and house Vastu, west facing flat and house Vastu, north facing flat and house Vastu and south facing flat and house Vastu. For corner facings, see south-east facing flats sold as east and south-west facing flats sold as west.
Is a north-east entrance flat good?
A north-east entrance is good when the door stands a little in from the corner, not right on it. Buyers ask for it more than any other entrance, and they are half right.
What makes it good is the foyer: light, air and the first steps into the home all land in the corner that wants to stay open. What people miss is the pada. On the east wall, Shikhi and Parjanya, the two padas next to the north-east corner, are ones I avoid. On the north wall, Aditi and Diti near that corner are “use with care”. So the sweet spot is a little in from the corner: Jayanta (E3) on the east wall. On the north wall the next pada in, Bhujaga, is also one I avoid, so there the door has to come further, to Soma (N5) or the middle of the wall.
- Keep the foyer empty. No shoe pile, no cabinet up to the ceiling, no dustbin.
- A light, warm lamp near the door after dark.
- If the door sits right on the corner, a threshold strip and a lighter-coloured door help, and I read it with your chart.
A flat whose whole front faces north-east is a different case, covered in north-east facing flat Vastu.
Where should each room be in a flat?
Master bedroom south-west, kitchen south-east, living room north or east, toilets west or north-west, and the centre open. In a flat you mostly get to choose who uses which room, so the table also says what to do when the builder chose differently.
| Room | Best zone in the flat | Second choice | If the builder put it elsewhere |
|---|---|---|---|
| Master bedroom | South-west | South or west | Give the south-west room to the earning couple, even if it is the smaller one |
| Second bedroom | West or north-west | East for a student | Use a north-east bedroom for study or prayer, lightly furnished |
| Kitchen | South-east | North-west | North-east kitchen: stove off the corner, cook facing east |
| Living and dining | North, east, north-east; dining west | North-west | Heavy sofa on the south or west wall |
| Toilets | West, north-west | South side | Door shut, floor dry, light blue in a north-east toilet |
| Pooja | North-east | East wall | A wall shelf in the east of the living room |
| Utility and washing machine | North-west | South-east | Never in the north-east balcony |
Each room has its own page: bedroom Vastu placement, kitchen Vastu, toilet Vastu fixes for a north-east bathroom and pooja room Vastu in a flat.
What does a good 2BHK flat plan look like in Vastu?
A good 2BHK has the door on a good pada, the kitchen in the south-east, the master bedroom in the south-west and a clear middle. The drawing shows a model east-facing 2BHK, not a client’s flat.

Notice where the plumbing shaft sits: on the west side, behind the toilets. Many towers put it in the north-east instead, which is the next question.
Where should the lift, duct and shaft be in a flat?
Ideally on the south or west side of your flat, and never through its centre or against its north-east wall. You cannot move them, so this matters most before you choose a unit.
- Lift and stair core: heavy and constantly moving. Best to the south or west of your unit. A lift door straight opposite your main door is worth avoiding; if you have one, keep your door closed and the foyer bright.
- Plumbing duct or shaft: it carries waste water down the tower. In the north-east it acts like a small north-east toilet. Keep the access panel closed, check for damp every few months and keep the area in front light and clean.
- A duct through the centre: the Brahmasthan should be open. Keep heavy furniture away from it, and read Brahmasthan Vastu for a blocked centre.
- Garbage chute and electrical riser: the riser suits the south-east; the chute suits the west or south. Neither should open next to your door.
Which balcony direction is good as per Vastu?
North, east or north-east is the best side for a balcony, because Vastu wants those sides open and light. A south or west balcony is fine; a south-west one needs a little care.
- North or east balcony: keep it open, with low plants and a chair or two. This is the one to sit in.
- South or west balcony: good for heavier pots and the clothes stand. Afternoon heat is a comfort issue, not a dosha.
- South-west balcony: shade it with thick curtains or bamboo blinds, put the heaviest planters there, and use it less.
- Utility balcony off the kitchen: the washing machine and gas cylinder sit well in a south-east or north-west utility.

Which floor is good as per Vastu for a flat?
No floor is good or bad by itself in Vastu; the layout of your flat and its main door matter far more than whether you live on the 4th or the 24th. I say this plainly because brokers sometimes sell a floor number as lucky.
- Your flat’s place in the tower matters more than its height. A unit that forms the cut-out corner of an L-shaped tower inherits that cut.
- On high floors, balconies and large windows on the north and east are a plus. Heavy glass on the south-west is better shaded with thick curtains.
- Ground floor flats with a garden are easier to correct, because you have an outdoor north-east or south-west to work with.
- A top floor has the overhead tanks and the terrace above it; check that the tanks sit over the south-west of the tower, not the north-east.
What are the most common Vastu mistakes in flats?
The seven below come up again and again in apartment plans from Bengaluru and other cities. None of the fixes needs a mason.
1. Sleeping with the head to the north
This is the most common one, often because the bed was placed wherever the wardrobe left space. South is the first choice for the head and east the second. Turning the bed is usually a Saturday afternoon job. The reasons and the options for each room are on my page on sleeping direction as per Vastu.
2. Treating a south-west door as a lost cause
Clients often ask me, “We cannot remove the south-west door. What can we do?” You don’t need to. A main door in the south-west is not ideal, but it is not a reason to sell the flat. I work around it rather than against it: keep the door solid and closed, add a threshold strip, use earthy colours near the entrance and make sure the south-west inside the flat is the heaviest part of the home. The rest of the plan often matters more than the door.
3. Leaving a north-east kitchen as it is
Builders sometimes put the kitchen in the north-east to keep plumbing lines short. You cannot move it, but you can ease it: cook facing east if the platform allows, keep the stove off the exact north-east corner, and bring in green or blue near the cooking area. The full set of steps is on my page on where the stove, sink and fridge go.
4. A mirror that faces the bed
Wardrobe mirrors in compact bedrooms nearly always end up facing the bed. Cover it at night with a curtain or a sliding panel, or move the mirror to the inside of a shutter. Placement for the rest of the home is in mirror Vastu.
5. Using the north-east as a store
In many flats the north-east is the balcony, and that balcony slowly fills with cartons, old chairs and the washing machine. Clear it first. Keep it open and light; a few plants or a small sitting corner are fine. Of all the changes I suggest, this one costs the least.
6. A work desk that faces west or south
With so many people working from home, the desk is now as important as the bed. Turn it so you face north or east, with a wall behind you rather than a door or a window. Children’s desks follow the same rule, and study room Vastu has the detail.
7. Shoes piled at the main door
A heap of shoes at the entrance is the first thing every visitor sees, and it is also where Vastu wants the most clear space. Move them to a closed rack a little away from the door, ideally on the west or south side of the foyer. See shoe rack Vastu if the foyer is tiny.
What can and cannot be changed in a flat?
Room use, furniture direction, colours and corners can all change; the door, the wet areas and the floor cannot. This is how I sort it on every flat I read.
| Part of the flat | Can you change it? | What I usually do |
|---|---|---|
| Main door position | No | Threshold, colour, lighting, clear foyer |
| Kitchen and toilets | Rarely | Colour, how the room is used, keep closed and dry |
| Which room is the master bedroom | Yes | Move the earning couple to the south-west room |
| Bed, desk and sofa direction | Yes | Turn them to the right facing |
| North-east corner | Yes | Clear it, keep it light and open |
| Centre of the flat | Partly | Remove heavy furniture; a duct stays |
| Floor number and tower position | Only before buying | Weigh it when choosing the unit |
If you rent, everything in the “Yes” rows can be undone when you move. My note on Vastu without owning the property covers what tenants can do without asking the landlord, and Vastu remedies without breaking walls has the wider list.
What should I do before moving into a new flat?
Use the gap between handover and moving in to put furniture on the right walls from day one. Many projects hand over keys in November and December, and shifting a wardrobe later is always harder. Check the griha pravesh checklist for the move-in itself. If you have not booked yet, run the flat buying Vastu checklist with the checks to do before you book first. The room-by-room view for any home is in my Vastu Shastra for home guide.
Why do identical flats need different advice?
Because your birth chart decides which zones of the flat you are most likely to feel this year. An apartment review tells you which zones are under strain; in a tower of identical plans, the chart is what makes the advice yours rather than the flat’s.
Here is how it plays out. The north-west belongs to the Moon. For someone whose chart is strongly Moon-led, a cluttered north-west utility area or a main door on that side deserves more attention than it would for a neighbour with the same plan. If you want both looked at in one sitting, my consultation that reads your chart and your flat together does that. The ₹1,499 flat review on its own remains a sound first step.
To get your flat read, send me the floor plan with north marked and a few photos. Book a flat Vastu session: ₹1,499 for one flat, 45 minutes online or at my Begur studio, with a written report within 48 hours. What do clients say after a session?
“I had consulted AlignAura in early September to fix the vastu of the apartment I am residing in and astrology. The predictions that were made have aligned with some of the things that I am currently experiencing. The vastu being fixed has also had a net positive effect so far.”

Reviews are left by clients after their session, in their own words; I don’t write or script them. Read the reviews on Google.
Frequently Asked Questions
Is Vastu applicable to flats?
Yes. Vastu Shastra applies to apartments just as it does to houses, but the reading starts from the centre of your own flat. The building, gate and tower shape count too, yet what decides most of the advice is the layout inside your unit.
Which facing flat is best as per Vastu?
North and east facing flats are the easiest to set right, but any facing works when the door sits on a good pada. Check the label with a compass: many “east” flats are south-east and many “west” flats are south-west.
How do I check the direction of my flat?
Stand one step inside your own main door, away from metal, and read a phone compass looking out. Take three readings and average them. That degree is your flat’s facing, whatever the brochure says.
Is a north-east entrance flat good?
Yes, when the door is in from the corner: on Jayanta on the east wall, or as far in as Soma on the north wall. A door right on the north-east corner is weaker than people think, and I read it with the owner’s chart.
Which floor is good as per Vastu for a flat?
No floor number is good or bad by itself. I would choose the right layout first and the floor second. Within a tower, check whether your unit forms a cut corner of the building and what sits against its north-east wall.
Which balcony direction is good for a flat?
North, east or north-east, kept open and light. A south-west balcony works with shading, heavy planters and less use.
Is a duct in the north-east of a flat a Vastu problem?
It is a mild one, close to a small north-east toilet. Keep the panel shut, fix damp quickly and keep the space in front clean and bright. It weighs more when the flat already has a north-east toilet or kitchen.
Can Vastu be fixed in a rented apartment?
Mostly, yes. Room use, furniture direction, colours, mirrors and clearing corners can all change without construction and without needing the landlord’s permission. What you cannot change is the door and the wet areas, and those I ease with simple, reversible steps.
What is the biggest Vastu problem in apartments?
In the flats I see, a toilet or kitchen in the north-east and a master bedroom outside the south-west come up most. Neither can be moved easily, so I focus on how the rooms are used and what can be shifted around them.
Does the direction of the building matter or only my flat?
Both, but your flat matters more. The tower’s facing, the society gate and the roads around it are a second layer. When a buyer has two options, I compare the flats first and use the building only to break a tie.
