Society bungalows, tenements and new flats
Vadodara has a lot of independent homes in housing societies: bungalows and twin bungalows in Alkapuri, Gotri, Karelibaug, Manjalpur and Akota, and tenements in older societies across the city. Newer families are moving into towers on the western side, around Vasna-Bhayli and Sevasi, and along the stretches towards Waghodia Road and Harni.
For a society bungalow, I want to see three things before anything else: the internal road your gate opens on, the compound wall and parking, and where the overhead tank sits. In a lot of Baroda plans the car porch takes the whole front, and the main door ends up tucked to one side. Where exactly it lands on that wall decides most of what follows. A twin bungalow shares one wall, so half the usual options are gone, and I plan around that.
In the old city, around Mandvi and Raopura, houses are older, narrower and closer together. The facing is fixed by the lane, and the remedies are about how rooms are used.
Monsoon and slope
Vadodara’s monsoon can be heavy, and some low-lying parts of the city have seen water enter ground floors in bad years. That links straight to an old Vastu idea: the land should slope down towards the north and north-east, and water should leave the plot from that side. When I check a plot or a ground floor here, I ask which way rainwater actually runs and where the drain exits. If it collects in the south-west, I take that seriously, because it is both a Vastu concern and a practical one. Summers are very hot, so keeping the south and west walls shaded and heavy pays off twice.
From Vadodara, I mostly get bungalows and tenements, not high-rise flats.
What you send and what you get
Before the call, send the plan with north marked, a compass photo at the entrance, and dates of birth for the household. During the 45 minutes I explain what each part of the home is doing and answer what you ask. The report sets out the remedies in the order to follow, and none need breaking a wall. Frequently asked questions
Our twin bungalow shares the west wall. Can Vastu still work?
Yes. A shared wall removes some options, but most remedies are about placement, colour and room use, which stay in your hands. We plan around the wall you cannot change.
Rainwater collects in the south-west of our plot. Is that serious?
It is something I would fix. In Vastu the south-west should be the highest and driest part of the plot. Raising that portion slightly or changing the drain path often solves both the water and the Vastu issue.
Is a north-facing society bungalow better than a south-facing one?
Not automatically. The gate and door position, and where the kitchen and bedrooms sit, matter more than the facing alone. My north-facing house guide shows what to look for.
Do you check factories in Makarpura or Por GIDC?
Yes, industrial Vastu is available on request. The fee depends on the size of the unit and is quoted after I see the layout.
Can the session be in Gujarati?
I am sorry, but I do not speak Gujarati. I consult in Hindi, English and Bengali. Most Baroda families I speak with are comfortable in Hindi, and someone in the family can help if an elder needs it.
